Keeping a property tenanted or presenting vacant for sale

Over the weekend our column was published in the Geelong GT Magazine, deciding whether to keep your property tenanted or vacant, it’s a common question when deciding what to do when selling your property.

When putting an investment property on the market, I know it’s often a hard decision to make whether to keep your property tenanted or to market your property vacant during your Real Estate marketing campaign. Here are some things to consider when making these decisions.

TENANTED:

  • Would your tenants be open to preparing your home for opens?
  • Can you offer a rental discount for your tenants during the marketing period in exchange for assisting with the presentation prior to open homes?
  • Is the maintenance on the property overdue? How can you tackle this as a priority while your tenants are living in the property?
  • Do your tenants keep the property tidy, and how will your property present during open homes and prior to real estate photography?
  • Be aware if deciding to keep your tenants in the property it may be difficult to present the property in the best light. You may need to way up the advantages of keeping the rental income verses potentially getting a quick sales result.

VACANT:

  • If your property is needing attention I always recommend to use a professional cleaning company for inside and out after the tenants have left.  That way your home sparkles and you’re not under pressure to get everything complete by the time your Real Estate marketing campaign starts.
  • Often a vacant home will be easier to market and achieve a faster result than one tenanted. It allows you to style the property with furniture in line with the target market.
  • There is more flexibility with open homes and other buyer appointments which makes it much easier for your Real Estate agent to work with buyers.

I always believe if clients are serious about selling their property then they will make sure that every detail is covered and will go through the steps to get their property professionally ready.
